Villas for Sale in Galle District, Sri Lanka
New villas built for buyers who live abroad, from $155,000 (excluding land), on a plot in Galle District, held through a registered lease and rented out by our team when you are away.
Who buys a villa in Galle District with us
Most searches for a house for sale in Galle come from local families looking for an existing home. That is not what we do. We build new villas for buyers who live outside Sri Lanka and want the purchase, the build and the rental handled by one team.
A good fit if you want…
- A holiday home on the south coast that earns rental income while you are away
- A new, furnished villa rather than an older house to renovate
- A legal structure set up properly, with your own independent lawyer
- One team for the build and, if you wish, the rental management
Probably not for you if…
- You are looking for an existing or resale house: a portal or a local agent will serve you better
- Your total budget, land included, is well below $155k
- You need a Sri Lankan mortgage: local banks do not lend to non-resident foreigners
- You want freehold title in your own name, which the law does not allow for foreigners
Where to buy in Galle District
Galle District runs along the coast from Bentota in the north to just past Ahangama in the south-east. The stretch foreign buyers ask us about is the last one, from Galle Fort to Ahangama. Each part of it suits a different buyer.
Galle Fort & Galle
The UNESCO-listed walled city and the district capital. Heritage houses, very little stock and strict heritage rules: we manage villas here, we do not build here.
Villa management in GalleUnawatuna & Dalawella
The bay just east of Galle: a lively beach, a dense, built-up village and small plots. Better for an existing house than for a new build.
Villa management in UnawatunaTalpe & Habaraduwa
A quieter stretch of coast with villas set along the beach road and in the green just behind it.
Koggala
Koggala Lake and a long open beach between Habaraduwa and Ahangama, with a calmer, more spread-out feel.
Ahangama & KabalanaOur villas
The surf end of the district, with cafés, coworking spaces and a steady flow of long-stay travellers. This is where our villa projects are focused.
Villas for sale in Ahangama
Just past Ahangama, the coast crosses into Matara District: Midigama, Weligama and Mirissa are not in Galle District, even though they are often grouped with it.
Our villas and their prices
Four models, each built to order on a plot in Galle District, mostly around Ahangama and Kabalana, and delivered furnished. Prices are per model and exclude the land, which is priced once your plot is chosen. For the Ahangama market in detail, see our page on villas for sale in Ahangama.

Villa Sahana
One ensuite bedroom, private pool and indoor-outdoor living. The simplest way to own a pool villa on this coast, for couples and long stays.

Villa Senehasa
Two ensuite bedrooms around an open kitchen and pool deck. Works as a family holiday home and rents to friends travelling together.

Villa Samagi
Three ensuite bedrooms, generous living areas and premium finishes, sized for larger families and groups.

Bungalow Ithiri
A studio bungalow, built on its own or added to any villa as a second, independent unit on the same plot.
Visuals: non-contractual architectural renders. Indicative prices derived from living area ($2,400/m²), excluding land, options, and lease taxes and fees. See the full collection.

What a foreign buyer can legally hold in Galle
Foreign individuals cannot hold land as freehold in Sri Lanka, in Galle or anywhere else. There are four legal routes, and the right one depends on how you will use the villa. Never buy through a nominee.
Registered lease, up to 99 years
The usual route for a villa: the land is leased to you for a fixed term and the lease is registered. You can live in the villa and rent it out.
Condominium unit
Foreigners can buy an apartment in a registered condominium, paid for by inward remittance. Rare on this coast, where most homes are villas.
Sri Lankan company, ≤ 49% foreign
A local company with foreign shareholding at or below 49% can hold land. It suits some projects, with a company to run and rules to respect.
Exemptions
Dual citizens, BOI-approved projects and inheritance follow their own rules, assessed case by case by your lawyer.
- Stamp duty on a lease is 2% since 1 April 2025.
- The former 15% tax on leases to foreigners was abolished in 2017.
- Local banks do not offer mortgages to non-resident foreigners.
- Funds come in through an Inward Investment Account, so they can be repatriated later.
Title checks, the lease and any company are handled by independent lawyers and tax advisers we refer you to; Maison Ceylon does not carry out legal work. For every route in detail, read can foreigners buy property in Sri Lanka?
Holding a villa does not by itself give you the right to live in Sri Lanka; our guide to residence visa options for villa buyers covers the investor, digital nomad and long-stay routes.
Looking for a plot rather than a villa?
Plenty of land is advertised in Galle District, and the title is where most of the risk sits: unclear boundaries, shared ownership, no proper access road. We do not sell land ourselves. We search with you, shortlist plots in the areas you choose, check access and build potential, and hand each title to an independent lawyer before you commit.
Every villa above can be built on the plot you choose, held on a registered lease.
How buying a villa here works
The order is always the same: the price is locked first, the plot and the legal structure next, the build last. Most of it can be followed from abroad.
- 1
A first conversation
On WhatsApp or by call: your budget, the area you like, how you plan to use the villa. We tell you honestly whether one of our villas fits.
- 2
Reservation Pack
A fixed $5,000 first payment that locks the villa price, opens the search for your plot and covers the legal due diligence on the plot you choose. It is credited in full against the villa price.
- 3
Plot, lease and structure
You choose the plot. Your independent lawyer checks the title and drafts and registers the lease or company structure; funds arrive through an Inward Investment Account.
- 4
Permits and build
We handle the design adjustments and permits, then build. Payments are staged against real construction progress, with regular photo and video updates.
- 5
Handover, furnished
The villa is delivered furnished and equipped. Live in it, rent it out with our management, or both.
Rent it out while you are away
The villa can be rented to travellers from the day it is handed over. Two packages, both paid as a commission on the revenue the villa earns, with no monthly fee.
Digital & Performance — 12%
Listings, pricing, bookings and a 24/7 guest desk in English and French. You keep your own housekeeping, maintenance and staff.
Full Management — 20%
Everything above, plus a dedicated team placed on the property (salaries billed at cost, never marked up), housekeeping, and maintenance through our vetted local contractor network.
Buying property in Galle: your questions
Yes, but not as freehold: Sri Lankan law does not let foreign individuals hold land outright. The usual route for a villa is a registered lease of up to 99 years. The other routes are a condominium unit (an apartment in a registered condominium, paid for by inward remittance), a Sri Lankan company in which foreign shareholding stays at or below 49%, and specific exemptions such as dual citizenship, BOI approval or inheritance. Never buy through a nominee. Stamp duty on a lease is 2% since 1 April 2025, and the former 15% lease tax was abolished in 2017. The structure, title checks and deeds are handled by independent lawyers we refer you to; Maison Ceylon does not carry out legal work itself.
