One transparent commission.

We publish our commission on the page you're reading. No quote dance, no "contact us for pricing". You'll see the commission and the operating-expense envelope before you book a call.

How Maison Ceylon makes money, and the costs that aren't our fee.

Our entire business model is a commission on the rental rate your villa charges. If you don't earn, we don't earn. There is no monthly retainer, no "platform fee", no "marketing setup" surcharge.

Separately from our commission, every rental villa carries operating expenses, utilities, maintenance, restocking, staff salaries, gardening, pool care. Plan for approximately 10% of gross revenue on these line items. They are not a Maison Ceylon fee. They are pass-through costs billed at cost in your monthly P&L, with the supplier invoice attached.

Third-party works, repairs, restocking, utility bills, contractors, are billed at cost, line by line, in your monthly P&L. We do not take a margin on them, ever. If you see a $50 plumbing repair on your statement, we paid the plumber $50.

This is unusual in Sri Lanka. Most management companies make a significant share of their revenue from opaque markups on maintenance and consumables. We don't, and we publish that publicly so you can verify it line by line on your first monthly statement.

× What is not included

  • Operating expenses (~10% of revenue): utilities, routine maintenance, restocking, staff salaries, gardening, pool care. Billed at cost, never a Maison Ceylon margin.
  • One-off setup fee for major listing production beyond standard photography (drone film, lifestyle shoots), quoted before, never automatic.
  • Major capital works on the property (renovation, structural repairs, upgrades), managed via our consulting and architecture services on a separate scope.
  • Government taxes, local fees and utility bills, passed through at cost, not absorbed.
