Why professional villa management
matters more on the south coast.

Sri Lanka's south coast is no longer a frontier market. International arrivals reached 2.36 million in 2025, +15.1% year on year, and premium villa bookings grew by +78% over the same period. ADRs on 2-bedroom villas in Ahangama, Mirissa and Hiriketiya now sit consistently between $180 and $210 in high season, with RevPAR up +8% in 2025.

But this growth has outpaced the local hospitality infrastructure. Most villas on the coast are still operated by their owners or by a part-time caretaker, and it shows in the numbers. A standalone villa with no professional management typically plateaus at 45–55% annual occupancy. A professionally operated villa, on the same street, runs at 75–90% in season and commands a 15–30% premium on nightly rate, simply because positioning, photography, channel mix and guest experience are calibrated for the international market.

No monthly fee. No hidden setup fee on standard onboarding. We earn only when your villa earns.
